BUYER’S GUIDE

Your path to home ownership should be defined by excitement, not uncertainty.  This comprehensive guide will assist in the preparation for what is to be expected during the home buying process. 

The journey from "Just looking" to "Just moved in" follows a series of key milestones.  Here’s what we’ll accomplish together along the way:

  • Phase 1: Just looking—Meet with your real estate agent

    • Sign Buyers Agency Agreement

  • Phase 2: Get Preapproved

    • Determine how much you qualify for by a lender

  • Phase 3: Define home preference and location requirements

    • Define your "must-haves" vs. "nice-to-haves" and target neighborhoods.

  • Phase 4: Tour homes with your real estate agent

    • Find properties listed by every listing agent using my app!

  • Phase 5: Write an offer for the home you’ve selected and negotiate

    • Pricing guidance is shared with you for an educated and informed decision

  • Phase 6: Obtain Mutual Acceptance (MA)

    • The seller accepts your offer for the home.

  • Phase 7: The Contract Period

    • Escrow Open: Once your offer is accepted, we officially begin the transaction.

    • Earnest Money (EM): Earnest money is your initial deposit that signals your commitment to the transaction. This deposit stays safely in a neutral escrow account until it's credited back to you at closing.

    • The Inspection: Conduct professional inspections to ensure the homes integrity.

    • The Appraisal: Your lender confirms the homes value.

    • Underwriting/Final approval: last verifications to be completed before the finalization of the loan.

  • Phase 8: The Finish Line

    • Final Walkthrough: A last look to ensure the home is in agreed condition.

    • Signing of Loan/Closing Day: Sign the final documents with escrow and collect your keys from your real estate agent!

  • Phase 9: Move in!  

    • Congratulations you are now the owner of a new house.
